The construction is fully under way to meet the building’s official inauguration in late 2012. When Vattenfall assumes occupancy as a Fabege tenant, the end product will be a modern and environment-friendly property comprising approximately 43,000 sqm of floor space and 2,000 flexible workplaces.

High environmental and energy requirements
Like Vattenfall, Fabege has ambitious environmental and energy aims.
The property will be GreenBuilding classified and offer features such as passive cooling, solar cells and solar collectors on rooftops facing south, as well as sedum roofing featuring vegetation that absorbs water and melted snow.
It will be a unique building characterised by considerable environmental compatibility and low energy requirements. The building’s annual energy consumption will not exceed 50 kilowatt hours per sqm, slightly exceeding the requirement for passive housing, although far below EU GreenBuilding standards. Energy-efficient technology will also be applied to the interior.
In addition, LED fittings will be used to a certain extent, and both lighting and ventilation will be controlled by presence detectors.
Flexible work space
The new head office will comprise four interconnected building bodies in various heights that shape the roofs into a sculpture. Bright and glass-clad façades will lend the building a modern and spacious impression. The street level and main entrance will have an open and welcoming quality.
The work spaces are designed to be as flexible as possible. There are no pillars or other fixed structures, thus enabling the creation of both traditional offices and entirely open floor plans. Each office floor can be divided into four entirely self-sufficient premises if necessary.
In addition to workplaces for 2,000 people, the property will feature a garage, a restaurant with optional outdoor seating, a café, conference halls, an auditorium, a gym and exhibition premises.
